[edit] Overview
Brambleton is an award-winning[2] master planned community located on 2,500 acres (10 km2) of land near Ashburn, Virginia in Loudoun County. The combination of its convenient location, beautiful setting, quality lifestyle and full range of land uses has positioned Brambleton as the premier mixed-use planned community in Northern Virginia.
Brambleton is zoned for a full range of residential and commercial uses. The overall layout of Brambleton calls for over 8,000 residential units, including an active adult community; a Town Center with 300,000 square feet (28,000 m2) of retail space and 200,000 square feet (19,000 m2) of office space; an additional 150,000 square feet (14,000 m2) of neighborhood retail and 20,000 square feet (1,900 m2) of commercial office; and 1,760,000 square feet (164,000 m2) of light industrial/flex space.
Brambleton was designed to incorporate traditional neighborhood features alongside pedestrian-oriented spaces and streetscapes. The landscaped streets and roadways have set the tone for the quality of parks, common areas and amenities for which Brambleton is known. Currently the community includes two pools, miles of public trails, tot lots, parks, sports courts and ballfields.
Three Loudoun County Public Schools[2] are located in the Brambleton community: Legacy Elementary[2], Creighton’s Corner Elementary[2] and Briar Woods High School[2]. One additional public school site remains. Brambleton is also home to two Winwood[2] childcare centers.
[edit] History
Bringing the Brambleton master-planned community from concept to reality began in earnest in the spring of 1999, immediately after Brambleton Group L.L.C. acquired the property. Road improvements were necessary along Route 607/772 to connect Brambleton to Exit 7/Loudoun County Parkway off the Dulles Greenway. Today, Exit 7, the Loudoun County Parkway, is the gateway into the Brambleton community.
Residents in the development are members of the Brambleton Community Association, a full service homeowners association located onsite for the benefit of residents. The mix of developer- and homeowner-sponsored activities held in the community has created a great sense of community and homeowner pride in Brambleton.
[edit] Town Center
The Town Center is the heart of Brambleton with convenience retail, restaurants, entertainment, public spaces and commercial offices. The Town Center serves as the location for the community’s annual Sizzlin’ Summer Concerts, Farmers Markets[3], 4th of July fireworks display and numerous special events and festivals.
The Town Center is anchored with a Harris Teeter, Chevy Chase Bank, and Regal Entertainment Group's Regal Fox Cinemas, which continues to be a major draw. Sport & Health Club, a 38,000-square-foot (3,500 m2) complex opened in June 2010, creating another anchor for the Town Center. Complementing the Sport & Health facility is 4,773 square feet (443.4 m2) of retail and 6,486 square feet (602.6 m2) of office space in the same building.
