Matsugaoka

Matsugaoka (松ヶ丘?) is an affluent residential subdivision in Tokorozawa, Saitama, Japan. The name translates into English as "Pine Hill".

Matsugaoka is known for strict zoning laws regarding house construction and commercial activities. House design, size, and external color are regulated and each house is required to have a yard or garden. Such restrictions are exceptional in the densely populated Tokyo area. There are no commercial establishments apart from one doctor's office and a real-estate company developing some of the properties in the subdivision.

It is bordered to the south by Hachikokuyama, to the west by a golf course and amusement park operated by Seibu, to the northwest by Hatogamine Hachiman Shrine, and to the east by central Tokorozawa.
