Real estate assemblage[edit]

In real estate, assemblage is the combining of various contiguous smaller tracts into one large tract, which is then worth more per square foot than the original smaller tracts. The increase in value is called plottage, or "plottage increment." The increase can occur both because of better development possibilities (the larger tract may support a more valuable improvement) or because the assembled large tract would have all the road access of all the original smaller tracts, or both.

The practice of assemblage is sometimes referred to as "plottage."

An issue in real estate appraisals.
