This does NOT define the subject. It state a qualifying point: "depending on the borrowers credit" and then dives into a tangent on credit qualification without ever finishing the definition.

This should be removed.


In many places there are sentences or paragraphs that are out of place. For example:

  • "Loan servicing covers everything after disbursing the funds until the loan is fully paid off."
  • "There are many different types of loans. For more information on loan types, see the loan and consumer lending articles. Steps involved in originating a loan vary by loan type, various kinds of loan risk, regulator, lender policy, and other factors."
  • "Retail loans and mortgages are typically highly competitive products that may not offer a large margin to their providers, but through high volume sales can be highly profitable. The business model of the individual financial institution and the products they offer therefore affects on which application model they will offer"

Also, the bullet points under "Application Process" are confusing. It isn't clear if they are defining how the borrow applies for the loan or who the borrower applies to.

To sum it up, the article doesn't give a clear story of how a borrower applies for a loan. If you looked at the article and had no idea of what loan origination is then you would still be confused after reading it.

Restructuring Proposal[edit]

I propose to fix up this article as follows and solicit input on any outline gaps, etc. before I do this:

  • Mortgage-specific content should be downplayed. The example may make sense.
  • Remove the external links we have - too commercial and mortgage-specific
  • Add appropriate external links
  • References are needed for the whole article
  • There are lots of missing internal references. Add as appropriate.
  • General categories should be
    • Application
    • Decisioning & credit risk
    • Pricing, including risk-based pricing
    • Funding
    • Collateralization & Recording lien
    • Regulation

Out of scope content that belongs or already is somewhere else:

  • Loan servicing
    • Making payments
    • Credit bureau reporting
    • Default
    • Reposessions & remarketing
  • Loan types
  • LOS software/solutions
  • eLending

Name?[edit]

This article is title Loan Origination but seems to focus solely on Mortgage origination. Should we expand the focus or rename the article? RJFJR (talk) 00:37, 29 December 2007 (UTC)[reply]

I will help with this as I restructure per the outline above. It is common for different types of loan origination expertise to be separated. Probably the original author was familiar with mortgage origination, so the article got that bent... and no one has yet added consumer, business, etc. I'll add what I can, and perhaps others with additional expertise can further enrich the article. --Pearrari (talk) 00:28, 1 January 2008 (UTC)[reply]
