Cambrian Crossing is a master-planned community under construction in Strathcona County, Alberta, Canada. The community is expected to hold 10,000 residents.[1] The community is located between Range Road 231 and Alberta Highway 21, north of Canadian National Railway tracks and south of Township Road 534.[1]

Communities

There are 2 communities[a] located inside Cambrian Crossing.

Cambrian

Cambrian[b] is a community developed by Rohit Land Development. It will feature a church and 2 business employment areas, parks, residential and mixed-use space. The community is expected to be home to 4,500 future residents.[2]

Hearthstone

Hearthstone is a community developed by Mattamy Homes. Construction for the development costs $500 million.[3] It is located to the right of Cambrian.

History

In December 2012, Cambrian Crossing planning sessions were hosted by Stantec Consulting and Strathcona County's land use and policy planning branch in two parts, aimed at addressing the community's concerns and suggestions.[4]

Cambrian Crossing rail overpass

Strathcona County opened a rail overpass on November 6, 2023 to support Cambrian Crossing. The overpass is usually expected to have 30 to 40 trains per day. The total estimated cost for the overpass is $40.55 million.[5] $2.8 million was paid for by the county through reserve funding, $4.65 million by CN Rail, and the remaining $33.1 million split among the North of Yellowhead developers, with upfront costs, including consultation fees and utility relocations paid for by the Cambrian and Hearthstone developers, Rohit Communities and Mattamy Homes respectively.[6]

Location

The community is located between Range Road 231 and Alberta Highway 21, immediately north of Sherwood Park and within Strathcona County.
