Glenwood Management Corp.

Glenwood Management Corp. (Glenwood) is a New York City rental apartment builder, owner and manager incorporated in 1961. [ref: bbb, 2008] Glenwood owns and manages residential buildings in Manhattan, New York.[1] Glenwood is known for providing upscale, luxury quality rental residences in New York City. [2]

History

The Pavilion, Glenwood’s first apartment building, opened in 1964. The flagship building “spans an entire city block, housing over 800 apartments” [ref: NYT 2008] and has its own ZIP code. [ref: NYT 2011] Following the opening of The Pavilion, Glenwood focused the next 20 years building on the Upper East Side before extending the portfolio to Midtown, Downtown and subsequently the Upper West Side. [3] Glenwood focused its attention on lower Manhattan in 2004 with Liberty Plaza and then Barclay Tower, which opened in 2007. [4] In 2009, Glenwood concentrated on Midtown West with the opening of Emerald Green and subsequent launch of Crystal Green in 2012. [5]. With a focus on sustainability, Crystal Green and Emerald Green are built according to LEED guidelines [6]. The company owns and builds exclusively for the luxury rental market. To continue its presence as a leader in the luxury sector, the company surveys residents every few years asking which amenities and finishes are in demand. [ref: NYT 2008] They incorporate the answers into the plans of new buildings and improvements on existing buildings. [ref: NYT 2008]

LEED Certification

LEED Certification for sustainable property development includes sourcing of sustainable building materials and interior design elements, water and waste efficiency, and energy efficiency. Glenwood used sustainable elements with its Emerald Green property in Midtown West. [ref: Inh 2012] The 568 apartments at Emerald Green, which opened in 2009, [ref: NYT 2013] were rented in less than one year. [ref: NYT 2012] The property includes sustainable features as electric car chargers[7] recycled construction materials and green roofs for rainwater absorption.[8] The company’s second sustainable building, Crystal Green, opened in 2012. The building uses sustainable bamboo flooring in each apartment, [ref: NYT 2012] as well as high percentages of recycled construction materials sourced regionally, efficient plumbing for lower water consumption, Energy Star appliances and lighting sensors.[9]

Amenities

Glenwood is focuses on “providing the types of finishes one might expect in a high-end condo”[10]. Most buildings in the Glenwood portfolio include 24-hour doormen, a fitness center, a residents’ lounge and children’s playroom.[11] Additional notable property features include:

  • In-home washer/dryer units in many properties [ref: NYT 2008].
  • Creative children’s playrooms with hand-painted murals and customized features.[12]
  • Garbage disposals are included in Glenwood’s latest apartment buildings. [ref: NYT 2013].

Cosmetic Maintenance

Glazed white brick – a style often described as “white-brick” [ref: NYT 2010] [ref: TRDNY 2011] and “modernism” [ref: NYT 2011] used during the 1950s and 1960s. The glaze on the bricks allowed rain water to assist in removing city grime from building facades. [ref: NYT 2011] Recently, the classic white brick on many older Manhattan buildings [tag: architecture NYC] has begun to degenerate and requires repair. Glenwood hired local architect Howard L. Zimmerman to repair The Pavilion to maintain the building’s historic white brick exterior while many developers have replaced building exteriors (with other materials). [ref: NYT 2011]
