The Pinnacle is a super-regional shopping destination and commercial development off Interstate 81 at Exit 74B in Bristol, Tennessee. Located one mile from the Virginia state border, The Pinnacle serves consumers from a five-state region, including West Virginia, North Carolina, Kentucky, Virginia and Tennessee. The development currently has more than 700,000 square feet of leased retail space. By the end of 2016, the site will include 1 million square feet of retail space.

Within the complex is Pinnacle Park, a 14-acre (5.7 ha) park with a lake and a scenic, tranquil walking trail. Pinnacle Lake is a two-acre biocentric lake stocked with a variety of fish native to the five-state region.

Super-Regional Shopping Destination

Uniquely positioned in the center of the Southern Foothills, The Pinnacle's service area is within 95 miles of five states (Tennessee, Virginia, West Virginia, Kentucky and North Carolina) along Interstate 81. The location is within 20 miles of Interstate 26, 50 miles from Interstate 77 and 60 miles from Interstate 40.

The Pinnacle's service area includes 1.2 million consumers, including 689,000 living in Southwest Virginia, Southern West Virginia, Western North Carolina, Eastern Kentucky and Tennessee.

Situated within the Tri-Cities, TN/VA DMA (Johnson City, Tennessee; Kingsport, Tennessee; and Bristol, Tennessee/Bristol, Virginia), more than 600,000 consumers can access The Pinnacle in less than a one-hour drive.

History

Johnson Commercial Development acquired 500 acres of land along the Tennessee-Virginia border and began construction on Phase One in 2013. Phase One encompasses 240 acres (97 ha). Primary funding of $150 million for the complex came through Johnson Commercial Development and the City of Bristol, which provided Johnson with $25 million to fund additional support of the public infrastructure throughout the complex.

Junior anchors Dick's Sporting Goods, Marshalls and Bed Bath & Beyond, as well as 22 other retailers and restaurants, comprise the Phase One development within the site or adjoining outparcels as well as a medical office facility. Restaurants include Chick-fil-A, McDonald's, Johnny Brusco's, Zaxby's, Pal's Sudden Service, Bojangle's, Panda Express, Steak 'n Shake and Jersey Mike's, all of which are either open or under construction.
