Development of the Newstead Riverpark Precinct is taking place as part of the urban renewal of Newstead, Queensland. The former site of the Newstead Gasworks is being developed towards a mixed residential, commercial, industrial and recreational precinct. The 17-hectare site, adjacent to the Brisbane River is designated as the Newstead Riverpark Precinct by the Brisbane City Council. The Riverpark Precinct has been divided between developers Mirvac and FKP for masterplanning.[1]

Waterfront, Newstead; by Mirvac[edit]

The larger section of the Riverpark Precinct, 10.4 hectares, is being developed as Waterfront, Newstead, by Mirvac. It will be divided into six precincts; Pier, Park, Lake, Shore, Sky and Waterloo. The masterplan includes the following significant buildings:

  • Pier Apartments at Waterfront, Newstead. Completed April 2011. Architect: Mirvac Design.
  • Park Apartments at Waterfront, Newstead. Completed May 2012. Architect: Mirvac Design.

Other Notable features of the master plan include an artificial lake and the prominent pedestrian link which provides a strong visual connection back to the Brisbane Central Business District.[2]

The Gasworks Precinct, by FKP[edit]

The remaining 6.6 hectares are being developed as the Gasworks Precinct, including the following buildings designed by BVN Architecture and Cox Rayner:

  • Fujitsu Building, Gasworks Precinct. Completed 2002. Architect: Cox Rayner.
  • Energex Building, Gasworks Precinct. Completed 2010. Architect: Cox Rayner and BVN Architecture.
  • Parkside Boulevard 1, Gasworks Precinct. Scheduled for completion in 2015. Architect: Cox Rayner and BVN Architecture.
  • Gasometer 1, 2 and 3 (Residential), Gasworks Precinct. Scheduled for completion in 2013, 2014, 2014. Architect: Cox Rayner and BVN Architecture.

Considerations and Intentions of the Master Planning[edit]

The Local Plan for Newstead and Teneriffe Waterfront from the Brisbane City Council's City Plan 2000 sets down a number of development principles and requirements for the precinct, including inclusion of an extensive pedestrian and bikeway network, retention of a view and breeze corridor to the CBD and the adaptation and reuse of historical features, such as the Gasworks steel framework.
These development principles are aimed at a number of outcomes:

  • the creation of a strong pedestrian and visual link from the inner city to the Newstead waterfront.
  • the establishment of the precinct as a gateway to the Fortitude Valley heart, and a stronger link between the two suburbs.
  • the long-term continued transition of Newstead and Teneriffe from industrial to mixed residential, commercial and recreational suburbs through urban renewal.[4]
