Thanisandra is a village in the southern state of Karnataka, India.[1][2] It is located in the Bangalore North taluk of Bangalore Urban district in Karnataka. Thanisandra area is slated for development with the expansion of the main road as an alternative road to Bangalore International Airport. New layouts have been developed including MS Ramaiah North City, Anam Enclave, Telecom Layout (Sanchar Nagar) with the New apartment complex of Shoba being developed; the area also has good schools[3] and is a potential area for future development;

The area is very close to the outer ring road (less than 2.0 km)and can be accessed from Nagavara circle, Thanisandra Main Road has now been widened to 100 feet and converted into a commercial axe; Once it is ready Thanisandra Main Road will also connect to the peripheral ring road; Manyata technology park is close to this area with the presence of MNC companies and IT park; The coming of MNC's in this area had greatly contributed to the development of housing in this area, the housing boom is driven by the sheer demand for housing Manyata Tech Park with its 1,00,000 employees has generated. Major players in Bangalore's real estate market have already begun developing this area; The key players being Sobha Developers Ltd who have constructed Sobha Chrysanthemum which is located off the main road and coming up with another big project named Sobha City, ATZ Properties have developed 5 projects with plans for further development in this area housing IT professional, Doctors, Bureaucrat and Businessman, The Regency Pinnacle Heights Apartments which houses many high level executives, The Monarch Group who are developing Monarch Serenity a 16 storey tower located on Thanisandra Main Road, Karle Group are coming up with Karle Town Centre, a MUD of 75 acres involving retail, entertainment, SEZ and residential developments by 2018.; Nitesh Estates who are constructing Columbus square as well as central park.;

Thanisandra is now part of Bangalore Mahanagara palike and as the development of Bangalore city towards the new airport continues, many professionals have started inhabiting the area, water supply as well as proper electrical facilities extend through the entire stretch on Thanisandra main road, though few of the bi-lanes are yet to receive water supply from the bwssb.[4]

Demographics

As of 2001 India census, Thanisandra had a population of 7557 with 3732 males and 3825 females.[1]

Real Estate

Real estate in Thanisandra have seen high demand but not so high supply. Average price per sq. feet has grown by meagre 0.3% in last 1year. Rental yield [5] is around 3.33%. Amigo Shelters pvt. Ltd, Mantri developers and Bahri Estates Pvt. Ltd. are among the top developers in this area.[6]
