<!-- Deleted image removed: -->

The Tipton Hotel is where Zack, Cody, Carey, and London all live, and where the majority of the other characters in the series work. It is the main setting for the series, particularly the basement, the Tipton's 5-star restaurant, the lobby, the game room, the Martins' suite on the 23rd floor, and London Tipton's penthouse.
;Buckner Middle School
During the second season, the series has started using the younger characters' schools as locations. Zack and Cody attend Buckner Middle School and their school team is the Badgers as revealed in the episode "Election" and "Nurse Zack".

In the scene outside of the school where a few students are walking between two buildings shows "The Mall" area that's located in Lincoln Park High School, in Chicago, IL.

;Our Lady of Perpetual Sorrow Catholic School
Maddie, Mary Margaret, Corrie and Leslie attend this private school during the first two seasons of the show, with London joining in Season Two. In Season Three, both London and Maddie attend the same public school as Zack and Cody.

;Paul Revere Mini Mart
Zack and Cody work for a man named Wayne Wormser at a local mini market. The Paul Revere Mini Mart is across the street from another mini mart with a patriotic name and theme, The Betsy Ross Stop and Shop.

;Camp Heaven On Earth
The summer camp where Maddie works over the summer. The only part of the camp shown is the cabin in which Maddie and the young girls stay.

;Cheevers High School
Where Zack, Cody, London, Maddie, and Nia attend along with other students including Bob, Mark and Barbara. This setting was used in "Lip Synchin' in the Rain", "First Day of High School", and "Orchestra".

;Other places in Boston
Scenes also take place in several other places in Boston, including Fenway Park, a movie theater, Maddie's home, the local shopping mall, a bowling alley, a miniature golf course, Kurt Martin's house (seen in "A Tale of Two Houses"), Mr. Mosbey's house (seen in "The Hotel Inspector" and "Ask Zack"), the Goose Lodge, (seen in 'Not So Suite Sixteen'), and Liberty Park, the park across the street from the Tipton Hotel. In "The Arwin That Came To Dinner", Arwin's house is shown, first boring, then when Zack and Cody pitch in, pumped up.

;Hollywood
The two-part episode called "The Suite Life Goes Hollywood" is filmed in Hollywood which is where all of the movie sets are and also is where the producers shoot the episode for the TV Commercial. The movie set they film this episode in is the real set they film the actual episodes in just zoomed out more so you can see the roof and other parts of the set which they don't show on screen.

Spin-Offs
Arwin!
This was a spin off that was set to feature Arwin from The Suite Life of Zack and Cody. Arwin was supposed to have quit his job at the Tipton and moved in with his sister to help her raise her children. Not many episodes were filmed, and the show was not picked up by Disney Channel. Instead, there will be another spin off entitled The Suite Life on Deck.

The Suite Life on Deck
The Suite Life on Deck
The Suite Life on Deck is a spin-off of the Disney Channel Original Series The Suite Life of Zack & Cody. According to TV Guide, some of the stars of The Suite Life; including Dylan and Cole Sprouse, Brenda Song, and Phill Lewis will reprise their roles for the spin-off. Ashley Tisdale (Maddie Fitzpatrick) and Kim Rhodes (Carey Martin) will not return as regulars. The show is in pre-production since Writers Guild of America strike has ended. The show will be set on a cruise ship with the brothers and London attending a semester-at-sea program, while Mr. Moseby is assigned as their guardian.

Zack and Cody go aboard on a luxury passenger cruise liner, the SS Tipton, owned by London's father, as it cruises the world with tourists and students who attend classes on Deck Eight, the one high school that London's dad thinks will make his daughter a better student. But while they're out to sea, Zack and Cody still have their compass pointed towards mischief.

* The external shot of the high school that Maddie and London attend in the episode "Kept Man" (Our Lady of Perpetual Sorrow Catholic School) is actually University College at the University of Toronto in Canada.

* In the episode "Band in Boston", Arwin says he would like to make a twin. In the episode "Arwinstein" Arwin makes a robot twin of himself.

* The highschool Cheevers High School, is named after NHL Goaltender Gerry Cheevers, who played with the Boston Bruins from 1965 to 1972 and 1975 to 1980

* In the 2006 episode "Kisses & Basketball", as Max walks out she throws ice cream in Zack's face and puts a stemless cherry on his nose. When she leaves Zack has no ice cream on his face and suit, and a larger cherry, with a stem on his nose.

* In "Sleepover Suite" when London comes back early from Scotland, the twins tell her that you are supposed to Take your floor and subtract 10, However they are getting on the elevator from their floor, the 23rd, but that would mean that London's floor was the 33rd but when they pan to the digital elevator numbers at the top, it says that London's floor is the 25th. But since London isn't smart, she wouldn't have noticed.

*In the episode "Twins at the Tipton," when Bob is telling Cody that his girlfriend dumped him, he mentions the cast's real names, such as Cole (Cody), Dylan (Zack), Phill (Mr. Moseby), Ashley (Maddie), Brenda (London) and Kim (Carey). This is referred to as an in-joke.

* In the episode Tiptonline the game Zack gets addicted to could be a variation of WoW aka World of Warcraft or Rune Scape.

* In "The Suite Life Goes Hollywood", Australian pop/rock duo The Veronicas have a cameo appearance. At the end of the film they sing their song "Cry" and get offered the parts as the twins in the show.

They reside on the twenty-third floor of the five-star Tipton hotel as a provision of Carey's contract. The series is based on the two twins being troublemakers. The series also stars Brenda Song, who plays London Tipton, the selfish heiress and daughter of Wilfred Tipton, the owner of the Tipton Hotel. The series has spawned three video games, including one for the Nintendo DS entitled The Suite Life of Zack & Cody: Tipton Trouble[3] and a titular release for the Game Boy Advance entitled The Suite Life of Zack & Cody: Tipton Caper.[4] The show was co-created by Danny Kallis, who was a writer, producer, and director for the TV series, Smart Guy; and Jim Geoghan, who was a writer and producer for the TV series, Family Matters.[5]

The Suite Life on Deck, a spin-off of this show, is currently in production, starring Brenda Song, Dylan and Cole Sprouse and Phill Lewis when Ashley Tisdale and Kim Rhodes are not.

Production

The Suite Life of Zack and Cody was created by Danny Kallis and Jim Geoghan. The production of the first season, which contained 26 episodes, began in fall 2004. The series premiered on March 18, 2005 and held the record of the highest-rated Disney Channel premiere (but was later beaten out by Hannah Montana in 2006 and Cory in the House in 2007

The series was so popular that Disney Channel ordered 39 episodes for a second season, which brought the total to 65, the usual limit of episodes Disney normally allows their series to go. During the second season, The Suite Life took part in a tri-episode crossover with fellow Disney Channel Original Series Hannah Montana and That's So Raven. The crossover, entitled That's So Suite Life of Hannah Montana aired on July 28, 2006.

The show is currently broadcasting its third season, which began on June 23, 2007. The episodes of the third season fit more specific air date order than the previous seasons. Ashley Tisdale is absent in much of the season due to her commitment to High School Musical: The Concert and filming High School Musical 2. For this reason, All That alumnus Giovonnie Samuels (as Nia Moseby, Mr. Moseby's niece) was introduced as a recurring guest star to fill her place. [citation needed] Tisdale returned as Maddie in the episode "Team Tipton" after a long period of absences and short cameos. Brenda Song also missed a few episodes of the third season due to her filming of College Road Trip and she also missed a few in the second season for filming Wendy Wu: Homecoming Warrior.

In the scene outside of the school where a few students are walking between two buildings shows "The Mall" area that's located in Lincoln Park High School, in Chicago, IL.

Our Lady of Perpetual Sorrow Catholic School

Maddie, Mary Margaret, Corrie and Leslie attend this private school during the first two seasons of the show, with London joining in Season Two. In Season Three, both London and Maddie attend the same public school as Zack and Cody.

Paul Revere Mini Mart

Zack and Cody work for a man named Wayne Wormser at a local mini market. The Paul Revere Mini Mart is across the street from another mini mart with a patriotic name and theme, The Betsy Ross Stop and Shop.

Camp Heaven On Earth

The summer camp where Maddie works over the summer. The only part of the camp shown is the cabin in which Maddie and the young girls stay.

Cheevers High School

Where Zack, Cody, London, Maddie, and Nia attend along with other students including Bob, Mark and Barbara. This setting was used in "Lip Synchin' in the Rain", "First Day of High School", and "Orchestra".

Other places in Boston

Hollywood

Trivia

 • The external shot of the high school that Maddie and London attend in the episode "Kept Man" (Our Lady of Perpetual Sorrow Catholic School) is actually University College at the University of Toronto in Canada.
 • In the episode "Band in Boston", Arwin says he would like to make a twin. In the episode "Arwinstein" Arwin makes a robot twin of himself.
 • The highschool Cheevers High School, is named after NHL Goaltender Gerry Cheevers, who played with the Boston Bruins from 1965 to 1972 and 1975 to 1980
 • In the 2006 episode "Kisses & Basketball", as Max walks out she throws ice cream in Zack's face and puts a stemless cherry on his nose. When she leaves Zack has no ice cream on his face and suit, and a larger cherry, with a stem on his nose.
 • In "Sleepover Suite" when London comes back early from Scotland, the twins tell her that you are supposed to Take your floor and subtract 10, However they are getting on the elevator from their floor, the 23rd, but that would mean that London's floor was the 33rd but when they pan to the digital elevator numbers at the top, it says that London's floor is the 25th. But since London isn't smart, she wouldn't have noticed.
 • In the episode "Twins at the Tipton," when Bob is telling Cody that his girlfriend dumped him, he mentions the cast's real names, such as Cole (Cody), Dylan (Zack), Phill (Mr. Moseby), Ashley (Maddie), Brenda (London) and Kim (Carey). This is referred to as an in-joke.
 • In the episode Tiptonline the game Zack gets addicted to could be a variation of WoW aka World of Warcraft or Rune Scape.
 • In "The Suite Life Goes Hollywood", Australian pop/rock duo The Veronicas have a cameo appearance. At the end of the film they sing their song "Cry" and get offered the parts as the twins in the show.
