Hello, this is Daniel Christensen, I am the owner of Miami High Rise Window Cleaning; I am looking to get on your vendor/purchasing list, whichever you call it, so that I will be available for exterior window cleaning services for the properties you manage in South Florida. The business is currently owned and operated by me alone, so I have a low overhead, and because of this I can charge less than large companies for the same, or often a better job. I have contacted several independent building managers, and managers that work under companies such as Cushman & Wakefield, and many have told me the name of some companies that they have contracted in the past with whom they were not happy with, in both the price and the services provided. I won't mention the name, but the business that I have heard the most compaints about, and who many managers said they have cancelled their contracts with, is one of the biggest high rise window cleaning businesses in South Florida. I have never heard any complaints about a "one man operation" like me before, ever. Because my business is small, I am in the market for the plethora of the smaller, mid-rise buildings around the Miami area who are in need of window cleaning. Many building managers have told me they need the their windows cleaned but cannot afford what the companies they were using charged. In the future, if my business grows to the point where I can not do it alone, I do have the ability to become an employer, but for now, it is just me. A lot of building managers have expressed that they are interested in hiring me, but that I need to be contracted through their property management group, i.e. you.

I have the best equipment for doing high rise exterior work, I use what is known as the boatswain's (bosun's) chair, which uses a rope descending system, and actually includes two lines, one as a main line for the apparatus, and one as a saftey line attached to a full body harness worn at all times. The safety equipment is all brand new, and is replaced and discarded when it shows any sign of wear or after a certain amount of uses, whether it appears to still be safe or not. The ropes along with all the other safety equipment is tested at 8,000 to 10,00 pounds even though the whole system including me weighs less than 300 pounds. It is a very safe system and that is not just for liability, it is for my own safety. I do not own or use swing stage suspended scaffolding which is often used by large companies because they can be faster and more convenient for several workers to use, but which are known for being much more complicated to set up and operate, have a much larger footprint, are heavy, and which are a lot more dangerous and prone to accidents because of their size and weight as well as bad weather conditions such as wind.

Like I said on the phone, pricing for the service really depends on the type of building and how bad the windows are, but as a reference guideline I can charge as little as two dollars per window for some high rise work, high rise basically being anything over three stories. Often the price will be a little more than that (two dollars per pane is very cheap), at around three dollars per window. Often I give an estimate for an entire building or set of windows instead of charging per pane, which can be complicated, but it often divides out to be about a few dollars per window. My insurance coverage goes up to 70 floors, which is enough for any building in South Florida; the policy limits right now are set a little low, but I am in the process of getting them raised, and adding whatever amount of excess liability is necessary. However, for many places, my insurance meets or exceeds their requirements. If it is a problem that I don't have workers comp coverage, please tell me, though I should not need it as I have no employess under me.
