Nutana Suburban Centre, Saskatoon, Saskatchewan This area's first moniker was "Utopia" by developers during Saskatoon's Hub City Boom in the early 1900's.[1] Within the Nutana Suburban Development Area is the neighborhood of Nutana Suburban Centre which is mainly a business retail sector at Market Mall on Preston Avenue. Market Mall is bounded by Adelaide Street to the North, Louise Street to the South; Preston Ave South to the West, and McEown Avenue to the East. To the east of Market Mall is Nutana Kiwanis Park. To the North west of Nutana Kiwanis Park across McEown Avenue is Dan Worden Park.

The Nutana Suburban Centre is bounded to the north by Taylor Avenue and Brevoort Park, to the east by Circle Drive and Lakeview; to the south Louise Street and Eastview; and on the west by Preston Avenue, Holliston and Nutana Park .[2]

Demographics

This area is cloesly surrounded by condominiums designed for elderly independent living. For example some seniour housing residences are Cosmopolitan Courts [4], Scott Tower [5], and Forget Tower [6], and Ilarion Residence [7] Extendicare Special Care Home is across the street from Market Mall[8]

History

The Nutana Suburban Centre was first conceived of and put into fruition in 1960. combining high density residential, schools, parks, and commercial development. It brings together commercial development with high density residential, schools, and green space parks. [9] This suburban center is somewhat modelled like an Edge city [10] As of 2007 the next suburban development centre of new growth is proposed at Blairmore Suburban Centre. In other areas of Saskatoon see also Lakewood Suburban Centre, University Heights Suburban Centre , Lawson Heights Suburban Centre, and Confederation Suburban Centre

Layout

The surrounding communities have an area which is bascially laid out in a grid pattern. Streets are laid out east and west, avenues are laid out running north and south. In this suburban development area, the lot sizes needed for planning malls, high schools, condomiminium living, and parks are larger than a typical city block of residential single detached homes. The roads are laid out flowing around these larger units and connecting to the main arterial roads in the circumference of the Nutana Suburban Centre.
